The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 27 January 2009 was 183.16p (ex
income) 185.02p (cum income).

Fully Diluted

The estimated un-audited net asset value, assuming the reissue of all of the
2,003,750 shares currently held in treasury, at the closing mid-market share
price on 27 January 2009 was 182.95p(ex income) 184.74p (cum income).
