NET ASSET VALUE

The estimated un-audited net asset value, calculated in accordance with the
guidelines of the Association of Investment Companies, for Finsbury Growth &
Income Trust PLC at the close of business on 15 September 2008 was 236.31p (ex
income) 241.77p (cum income).

The estimated un-audited net asset value, assuming the reissue of all of the
1,846,750 shares currently held in treasury, at the closing mid-market share
price on 15 September 2008 was 235.95p(ex income) 241.21p (cum income).
